I thought my IREA-AII franchise would be easy because they do so many of the technical things for you, so I was surprised at how much work I had to put in to get out what I wanted from my website. I am not the kind of person who is satisfied with mediocre, so I didn’t just want to break even in my first year – I wanted to make a decent profit.

The difference with my franchise website is that since I’m not working for a salary, the more I work the more I earn. So I put in the hard yards in the first year, and recouped my franchise fees and initial marketing investment within just a few months. After one year, my income is actually up on projections, and I know that my next year will build on the success of the first. At this rate I will be actually be able to move my family to the Costa del Sol, instead of just helping wealthy Brits find their dream homes there!

I was sceptical about an IREA franchise, because I thought it sounded too good to be true. But I called because it was one of the options in my price bracket – it was that or lawn-care, and anyone who knows me will tell you I am not a gardening person. Then when I spoke to the Director of the IREA-AII I thought he sounded a bit glib, because he had an answer for everything…

But I was looking for a business I could manage from home, with the technology I already owned, and without having to employ anyone, and the IREA-AII seemed to fit the bill better than any of the other options in my area, so I took the plunge.

To say that I was surprised with the results would be an understatement. All of my fears were basically unfounded. Would anyone see my website? Yes, because it pops up in a Google search for ‘Birmingham Estate Agents’. Would anyone actually advertise? Yes, because they get to list on 600 sites for the price of one. I could probably put a bit more work in and do even better, but I am happy with my turnover, and it’s always nice to know that there is room for growth.

To be honest, what I was looking for was a home-based moneymaker that I didn’t have to spend a lot of time on. But by the time I found out that an IREA franchise actually involves a bit of work I was intrigued by the idea. It’s a bit ambitious, 600 websites all over the world – I was curious as to what made it work.

I have dabbled a bit in SEO and I know my way around building a website, and I am quite impressed by the amount of websites the IREA-AII has at Page Rank 4 or higher. This takes a lot of time, or money – or both – and it’s great that this work is done before you are offered the site as a franchise. With the help I get with marketing my website is now Page Rank 6, which means I get even more hits from people just browsing the Internet.

For the rest of my sales, I decided to take less of a stay-at-home approach than I originally had in mind, and I have done the rounds of the estate agencies and associations in the area and got some very good response. I’m thinking about using some of my profits to upgrade to a master franchise, I know a couple of people who are interested in sub-franchising, and it could be a great way to go into business with my friends.
